A PCS checklist you can work backward from

Orders can move faster than housing decisions. Use your report date as the fixed point, then organize the tasks that affect where you will live, when you can close or move in, and what must be handled before arrival.

PCS planning by phase

90+ days

Choose the housing direction

  • □ Confirm expected report date and duty location.
  • □ Decide whether you are researching, renting first, or preparing to buy.
  • □ Establish a realistic housing payment range.
  • □ Document household, pet, commute, and accessibility needs.
  • □ If selling, start the sell-versus-rent discussion.

60–90 days

Turn planning into dates

  • □ Obtain lender guidance if buying may be an option.
  • □ Compare rent-first, remote-buying, and arrival-first paths.
  • □ Review likely commute routes and area priorities.
  • □ Identify temporary lodging and storage contingencies.
  • □ Coordinate household-goods timing with housing availability.

30–60 days

Confirm the move-in path

  • □ Confirm lease, contract, inspection, or closing milestones.
  • □ Arrange utilities and verify start dates.
  • □ Confirm insurance requirements.
  • □ Verify school enrollment directly with the district.
  • □ Plan keys, access, signing, and travel contingencies.

Final 30 days

Protect the arrival plan

  • □ Reconfirm report, travel, lodging, and move-in dates.
  • □ Keep inspection, lease, closing, and insurance documents accessible.
  • □ Confirm utility activation and property access.
  • □ Prepare a backup if orders or transportation change.
  • □ Save local contacts for housing and property questions.
