What will it cost to work with you?
Before we tour homes, we will review a written buyer agreement that clearly explains the services we will provide and the compensation you agree to. Compensation is negotiable, and we will answer your questions before you decide.
Do I need a pre-approval before touring homes?
Yes. Before we schedule home tours, we require a pre-approval. It helps us focus your search on homes that fit your budget and be ready to move when the right one appears. If you have not been pre-approved yet, we can help you find a lender and talk through your next steps. We are not a lender.
How soon can I start touring homes?
Once we have a signed buyer-broker agreement and a pre-approval, we can schedule tours of homes that fit what you are looking for. We will keep you updated as new matches come on the market.
How much do I need for a down payment and closing costs?
The amount you need depends on your loan program, purchase price, credit profile, and available assistance. A lender can explain your down payment, estimated closing costs, and any credits or assistance you may qualify for. We can help you compare homes with those numbers in mind.
Can you help with VA loans and military buyers?
Yes. We help military buyers plan around PCS timelines, remote decisions, and VA-loan requirements. A VA-approved lender can confirm your eligibility and loan details, while we help organize your Tucson home search, tours, offer strategy, and closing timeline.
What happens when I find a home I like?
When you find a home you want to pursue, we will review it with you and talk through the offer terms. If you decide to move forward, we will prepare and submit the offer, then guide you through negotiations, inspections, and the steps to closing.
