El Rio Park

El Rio Park is a historic, working-class neighborhood just west of downtown Tucson, bordering the Santa Cruz River, Tumamoc Hill and St. Mary’s Hospital. Built mainly between the 1940s-1960s, it features modest masonry ranch-style homes and colorful adobe bungalows on shady, sidewalk-lined streets. Residents enjoy quick I-10 access, a five-minute drive to Mercado San Agustín and the streetcar, plus walkable local gems such as Tania’s 33, Whataburger’s original Tucson site and the new 60-acre El Rio River Park with multi-use path, playgrounds and ramadas. Barrio Hollywood heritage festivals, nearby Pima Community College and St. Mary’s hospital complex provide jobs, culture and community programs—all with no HOA fees.
